Design Statement: Having personally witnessed the multifaceted, emotionally charged world of private real estate development, I’ve noticed several gaps in existing knowledge of this field. I have nearly two decades of diverse experience in the construction industry, along with formal education in architecture and design management. I grew interested in the processes of decision-making when confronted with incomplete information, interpreting the various and often conflicting instructions, and the unpredictable nature of the markets. I became especially interested in the incongruities between dominant development theories and the investor’s actual circumstances. Thus, the idea for this research emerged from my intention to develop a flexible and adaptable consulting framework to help real estate investors gain security and build confidence to invest.
Project Overview: This project investigates the complex, interconnected nature of private real estate development by exploring governance, risk, strategy, and decision-making systems. It unfolds through literature reviews, interviews, case studies, and design-led methodologies that examine how fragmented advisory structures, market uncertainty, behavioral factors, and coordination gaps influence development outcomes. The research focuses on the relationships between investors, consultants, and development processes, revealing the limitations of traditional linear frameworks within real-world practice. Through systems thinking and the Double Diamond framework, the project proposes a more adaptive, transparent, and integrated Real Estate Development (RED) consulting model designed to support lifecycle decision-making and project governance.
